Can you see the houses on the left side of the bottom picture? They were built on the corner of a field (covered in water on this image) next to the river. A few years ago I found an interesting property right there. Before I purchased it I talked to some old local residents. They told me the houses on that street were built to low on the ground and to close to the river. I followed their advice and backed out. Turned out to be the right decision as all houses on the steet has 20 centimeters of water on the ground floor today. I have always had this in the back of my head since I talked to the old people living close to the flooded street. Listening to experienced people pays of. All of my properties are safe from flooding water thanks to their location. Keep that in mind!
